Airbnb fire safety uploads for UK hosts (2025)

Many self-managing UK hosts got caught out in 2025 when platforms tightened fire-safety questions and document uploads. This is separate from your annual gas safety (CP12) or five-yearly EICR — but guests, insurers and platforms increasingly expect you to prove you have both.
What platforms typically ask for
- Confirmation you have a fire risk assessment (reviewed regularly)
- Evidence of smoke and carbon monoxide alarms where required
- Sometimes upload of fire-safety certificates or photos of alarm placement
- Answers about escape routes, extinguishers and emergency info for guests

Why uploads catch hosts out
- Expiry vs issue date — a gas cert issued last month may not cover the upload window the platform shows
- Multiple properties — each listing has its own upload screen; spreadsheets do not nudge you
- PDFs in email — the certificate exists but you cannot find it when the app asks at 11pm
- FRA not dated — fire risk assessments need review dates, not just “we did one in 2022”
Practical system (works with or without software)
- One folder per property: Gas, EICR, FRA, EPC, insurance, platform screenshots
- Calendar reminders at 30 / 14 / 7 days before expiry — not just annual anniversaries
- Monthly 10-minute review: open each property, check platform dashboard + cert dates
- Keep a guest-facing emergency sheet (exits, assembly point, utility shutoffs)
