England short-term let registration — what to prepare in 2026

England is moving toward a national short-term let registration scheme under powers in the Levelling Up and Regeneration Act. If you host in England — even one Airbnb or holiday let — registration deadlines will sit alongside the certificates you already track: gas safety, EICR, fire risk and insurance. This page is a practical prep checklist, not legal advice.

Registration vs licensing

England’s approach is different from Scotland’s licensing regime. In Scotland, most hosts need a short-term let licence from their local council. In England, the national scheme is expected to be a register — hosts register properties centrally rather than applying for a licence in every area (though some councils may add local rules on top).

That distinction matters for your admin: you are likely to get a registration number and renewal date per property, separate from CP12 and EICR expiry dates. Track both.

What to have ready before you register

Exact fields on the register may change, but hosts typically need evidence you already hold for platforms and insurers:

• Property address and ownership or permission — freeholder consent or mortgage lender notification if your lease requires it
• Gas safety certificate (CP12) — annual where gas appliances are present
• EICR — electrical installation condition report; typically every five years
• Fire risk assessment — reviewed regularly; linked to alarms and escape routes
• Smoke and carbon monoxide alarms — installed and tested per current guidance
• Holiday-let insurance — STL-appropriate cover, renewed annually
• Planning or change-of-use — if your council requires it for short-term use (varies by area)

If any certificate is missing or expired, fix that before registration — you will need the same documents for Airbnb, Booking.com and local enforcement anyway.

Why registration trips hosts up

• Another renewal date — registration expiry is not the same as gas or EICR expiry; three different cycles on three different reminders
• Multi-property hosts — each listing may need its own registration entry even when certificates share the same engineer visit
• Platform vs government — Airbnb may ask for fire-safety uploads on one schedule while the register asks for property details on another
• Local add-ons — some councils run additional schemes (Article 4 directions, selective licensing in parts of London, etc.) on top of the national register
• “I'll do it when it goes live” — certificates that lapsed during the wait become blockers on day one of registration

Practical prep checklist for 2026

1. Audit every property: list gas, EICR, FRA, EPC, insurance and platform upload dates in one place
2. Renew anything expiring in the next 90 days before registration opens for your area
3. Add a row for registration number + renewal next to each certificate (even if blank until the scheme is live)
4. Bookmark GOV.UK short-term lettings guidance and your local council’s STL page
5. Set reminders at 30, 14 and 7 days for both registration and certificate deadlines — missing either can pause trading or delist on platforms
